    Why Should I Have My Equipment Serviced?

    Annual servicing includes cleaning the system, checking for any problems or potential problems and
    adjusting for Peak efficiency. The benefits include:

  • Increased dependability.
  • We can find potential problems and recommend fixing them before major failure or higher            
    repair cost occur.
  • It will maintain the maximum efficiency which will lower energy costs.
  • It will prolong the life-span of the equipment.
  • It will maintain safe and healthy operation. Reduce the possibility of chimney blockage, or other fuel
    burning hazards. Reduce the possibility of electrical fire or failure.
  • We can help protect the environment by locating and repairing refrigerant leaks, establish clean
    burning parameters for fuel burning equipment and identify possible environmental hazards or risks
    associated with fuel storage tanks.
  • We can drastically reduces the chance of a break-down which usually occurs during severe weather
    or at night.

    What will be checked when doing maintenance to your equipment?

    An air conditioning or Heat Pump system checkup will include the following:

    1. Outdoor Condenser Unit Checks:
  • Refrigerant pressure check under normal operating conditions
  • Visual inspection of wiring for loose or corroded connections
  • Visual inspection for presence of oil, which may indicate a leak and the need for repairs
  • Oil motor bearings as required
  • Tightening all bolts and screws
  • Electric current draw, excessive amp draw can be damaging to the compressor
  • Visual inspection of condenser coils for damage and restrictions, cleaning as needed

    2. Indoor Evaporator and/or blower unit Checks:
  • Visual inspection of wiring for loose or corroded connections, minor repairs made if necessary.
  • Testing of auxiliary heater operation.
  • Oil motor bearings;
  • Clean or replace filter
  • Tightening all bolts and screws
  • Inspection of condensation drain, pan, pump, auxiliary pan and cleaning the drain system to prevent
    damage from water leaks
  • Clean and check evaporator coils, test for leaks  
  • Inspect the duct system for potential air leaks or balancing problems.

    3. If your furnace runs on oil or gas:
  • Clean the furnace and flue outlets, check for exhaust gas leaks
  • Check the belt for tension and wear (if the unit uses belts)
  • Oil the motor and fan bearings if required
  • Change or clean the filters
  • Check combustion parameters and adjust for safe and cleanest operation
  • Check all safety devices for correct operation
  • Inspect the heat exchanger for blockage or combustion leaks
  • Inspect  the duct system for potential air leaks or balancing problems.
  • Test for gas leaks on all associated piping (if natural or LP fired)
  • Check for oil leaks in associated piping and storage tanks if #2 fuel oil fired

    4. If Your Heating System is Hot Water or Steam (Boiler):
  • Clean the heat exchanger and flue outlets, check for exhaust gas leaks
  • Oil the burner motor and/or the inducer fan bearings if required
  • Check combustion parameters and adjust for safe and cleanest operation
  • Check all safety devices for correct operation
  • Inspect the heat exchanger for blockage or combustion leaks
  • Inspect  the piping system for potential leaks or balancing problems.
  • Test for gas leaks on all associated piping (if natural or LP fired)
  • Check for oil leaks in associated piping and storage tanks if #2 fuel oil fired

    What replacement parts are included in the service contract?

  • New Air filters (good quality, not cheap hardware store types)
  • Minor electrical connectors (wire nuts, crimp-on’s, and terminal lugs)
  • Up to 2 lbs or refrigerant per year (Beyond that and a leak must be repaired)
  • Refrigerant caps and/or seals that are missing or damaged.
  • V-belts if required
  • Missing or needed hardware (Bolts, nuts, and screws)
  • Oil nozzles, fuel filters, burner gaskets

    What about parts not covered?

  • All parts required to repair or improve your equipment will be discounted 15% off regular
    trade prices. We carry detailed catalogs for quick and immediate pricing.
  • All prices on parts required will be given with an upfront cost that includes all labor and installation
    cost for your approval.
  • Some times a part is not available and may not be practical to replace (such as a rotted furnace heat
    exchanger) and a new replacement system will be quoted at 15% off regular installation prices!



    What is Excluded?

    This Service Contract excludes and does not cover:

  • Damages caused by brownouts, blackouts, environmental conditions, rust, corrosion, water,
    freezing, fire, flood, lightning, windstorm, hail, earthquake, mud slides; and/or other natural acts;
    consequential damages resulting from loss of power, light, heat or refrigeration.
  • Damages caused by negligence, misuse or abuse whether willful or accidental; civil disorders; riots;
    nuclear accidents; accidental physical damage by an external cause; malicious mischief; theft or
    vandalism.
  • Failure, inoperative, or disruption of product functions due to manufacturer's recall due to error in
    formula and/or design.  (unless we installed the unit)
  • Repair or replacement due to failure to properly install the covered product in accordance with local
    codes and/or from use in any combinations not approved in the manufacturer's specifications, or from
    unauthorized modifications or alterations. (unless we installed the unit)
  • Service calls when no repairs are made, including resetting of tripped Safety Devices, Fuses and/or
    Circuit Breakers (internal or external). This situation can result from power surges or the homeowner
    cycling the system too quickly and under normal conditions does not indicate a component failure.
